Tax Increment Financing (TIF) incentives are designated sets of funds limited to specific areas in the City of Berwyn. Berwyn currently has three TIF districts and can be used to help you get your business off the ground. Through our comprehensive TIF program, the BDC provides redevelopment assistance to support property improvement and building activities, including acquisition, demolition, infrastructure, interior & exterior renovations, signage, and site work.

TIF incentives are designated sets of funds limited to the active TIF districts in Berwyn. In general, these programs aim to increase the economic viability of our commercial corridors and business community. Finish Line Grant

The Finish Line Grant is a reimbursement program designed to help business and property owners with interior and exterior buildout costs, such as awnings, façade improvements, HVAC systems, and more! Funding is calculated as a percentage of the total project cost. Grant awards are committed on a first-come, first-serve basis, with a maximum of $50,000

Pay as You Go

For larger rehabilitation projects, the Pay as You Go Program offers a redevelopment rebate to commercial property owners in Berwyn’s TIF districts. This reimbursement is based on the TIF increment generated and is rebated as it is earned. The maximum amount is 25% of the approved development costs and is subject to City Council approval and contingent upon available TIF funds.

How does TIF funding benefit business owners and the community?

TIF allows for many public amenities, such as streetscape and infrastructure improvements, that increase property values and create inviting spaces.
